Pressure-Treated Wood: ~$10 to $20 per sq ft
This is the most affordable way to get a real deck. Pressure-treated pine holds up well in Florida when it is built right. Cedar: ~$20 to $30 per sq ft
Cedar gives you a warm, natural look and a softer feel underfoot. We use cedar as deck flooring for homeowners who want real wood with more character than pine. It sits in the middle of the price range.
Composite (Trex, MoistureShield): ~$15 to $40 per sq ft
Composite is the most popular choice we install. The boards are made to resist Florida sun, moisture, and bugs, and they do not need staining or sealing. AZEK PVC: top of the composite range
AZEK is full PVC, not wood-composite. It is the most weather-resistant option we offer and it runs about 30 degrees cooler underfoot than dark composite, which matters a lot on a Jacksonville afternoon. It costs more, but for bare feet around a pool or a sunny back deck, it is worth a serious look.
What a 12x12 and a 14x16 Deck Usually Cost
Square-foot math is useful, but homeowners think in real sizes. Here is what common deck footprints tend to run.
- 12x12 deck (144 sq ft): commonly $3,200 to $8,400, depending on the material. Pressure-treated lands near the bottom; composite and AZEK push toward the top.
- 14x16 deck (224 sq ft): a larger, more usable footprint. As a rough guide, multiply the per-square-foot range for your material by 224. A mid-grade composite build, for example, sits well above the 12x12 numbers.

The Real Cost Drivers
Two decks of the same size and material can still come in at different prices. These are the things that move the number, and a good builder will walk you through every one.
Size
Bigger decks cost more in total but often a little less per square foot, since some setup costs are fixed no matter the size.
Height off the ground
A low ground-level deck is simpler and cheaper. A raised deck needs taller posts, more framing, and stairs, which all add cost. An elevated pool deck or a second-story deck is more involved than a deck that sits a step off the patio.
Railings
Railing is one of the most underestimated line items. Plain wood railing is affordable. Composite, metal, or cable railing costs more, sometimes a lot more on a deck with a long perimeter.
Footings and permits
Florida is serious about wind. We engineer every deck to 130 to 150 mph wind codes with hurricane-rated metal connectors and concrete footings. That is not optional and it is part of doing this right. Permits in Duval, St. Johns, Nassau, and Clay counties carry fees and inspections, and we handle that paperwork for you.
Site access and demo
A flat, open backyard is easy to work in. A tight side yard, a steep slope, or a fenced lot with no gate access takes more time and labor. If you have an existing deck that needs to come out first, that is demolition and removal, which we do for free as part of a replacement.
